When preparing your occupied home for sale, it's essential to create an environment that appeals to your potential buyers. This guiding principle is attributed to designer William Morris in the late 19th century, who said:

Have nothing in your house that you do not know to be beautiful, or believe to be useful.

Here's what this means for you as a home seller:

  • Edit: By editing, you create  the experience of a lighter, brighter, and larger living space. So remove any items on display that are personal, private, or do not serve a purpose to enhance the appeal of your home. Too much furniture makes spaces feel smaller and distracts buyers from being able to see past the furniture to the home itself. 

  • Enhance Visual Appeal: Focus on items that are visually appealing. Beautiful items, whether they are pieces of art, decorative accessories, or well-chosen furniture, can create a positive emotional response in buyers. Pack anything smaller than the palm of your hand. Adding natural light makes each room feel larger and offers buyers an inviting atmosphere. These items help highlight the home's character and charm, making it more memorable.

    Now that buyers can experience the true 'liveability' of your occupied home, its time to turn to the function of each room.
  • Functionality: Ensure that every item in your home has a clear use. Functional items embody the purpose and liveability of a space. Orderly and well-organised storage, along with the functional arrangement of furniture and furnishings; shows buyers how the home space can meet their daily needs efficiently.

Buyers won't put money in a vending machine that's not functional, so make sure everything in your home works as it should before selling.

  • Create a Balanced Environment: Strive for a balance between beauty (form) and utility (function) in every room. A home that flows is liveable, walkable, desirable and SAFE. And will appeal to a wider range of buyers. 

    Balance can help buyers imagine themselves living comfortably and happily in the home.
  • Simplify Your Spaces: A simplified, well-organised home appears more move-in ready. Buyers are more likely to be interested in a home that feels like it requires minimal changes or improvements. Simplifying your spaces by keeping only beautiful and useful items can help convey this sense of readiness.

By adhering to this principle, you can present your home in the best possible light. It will not only look more appealing but also feel more practical, making it easier for potential buyers to imagine themselves living there and increasing the likelihood of a successful sale.
